How to Account for an Operating Lease (Lessee's Perspective)
This video shows how the lessee would account for a lease classified as an operating lease under the new lease accounting rule. The lessee would initially recognize a right-of-use asset and a liability for the lease payments. The lessee would then recognize lease expense each period for the amount of the lease payment, with a corresponding credit for the increase in the lease liability due to interest that effectively accrues on the lease liability. To make the credits equal the debits, the right-of-use asset account is also credited as a plug.—

Operating expenses (OPEX) are a fundamental aspect of a company's financial landscape, encompassing the costs incurred while conducting its core business operations. These costs are distinct from those associated with the production of goods or services, which is why they are not categorized as part of the cost of goods sold (COGS).
The range of operating expenses includes items such as advertising and marketing expenses, office supplies, maintenance and repair costs, salaries and wages, all of which are detailed in the company's income statement. Operating costs are essentially the day-to-day expenses that a business must manage to sustain its operations. They are calculated by combining COGS with the total operating expenses.
Operating expenses serve as a crucial financial metric for evaluating a company's current performance relative to its past performance. Moreover, they are employed as a percentage of revenue generated from sales to measure efficiency in comparison to industry competitors. This comparison is often referred to as the operating ratio.
The primary objective of management is to enhance the company's net income, which ultimately contributes to the bottom line. Consequently, management closely scrutinizes OPEX figures to identify potential areas of improvement.
Depreciation is another financial factor to consider within an accounting period. It represents the cost associated with the gradual wear and tear of fixed and tangible assets over their useful life. Importantly, depreciation is a non-cash operating expense.
It's essential to note that a higher operating profit margin signifies better company performance, all other factors being equal. The operating revenue can be increased by reducing operating expenses, thereby elevating the operating profit margin.
Stay tuned for more insights on business operations, financial metrics, and industry developments.

The UN described Syria as the most dangerous place for healthcare workers in the world. Amid airstrikes and chemical weapons attacks, Dr. Amani Ballour and other Syrian doctors built an underground hospital that saved thousands of lives. In her new memoir The Cave, Ballour details her experience as the only woman to have ever run a wartime hospital in Syria and her fight for justice since fleeing Syria.
Please join the CSIS Middle East Program, the CSIS Humanitarian Agenda, and the Syrian American Medical Society (SAMS) for a conversation with Dr. Amani Ballour about her experience, holding the Assad regime accountable, and humanitarian needs in Syria. The panel will also feature The Cave’s editor Hilary Black and the president of SAMS’ DC chapter Dr. Hisham Naji. Michelle Strucke, director of the Humanitarian Agenda, will provide opening remarks, and Natasha Hall, a senior fellow with the Middle East Program, will moderate the discussion.
